When terrazzo restoration makes sense

Terrazzo can often be restored when the floor is dull, scratched, stained, yellowed, uneven or covered with old wax. Restoration can remove failed coatings, reduce surface damage, improve clarity and create a finish that is easier to maintain.

The best approach depends on whether the terrazzo is cement-based or epoxy-based, how deep the scratches are, whether there are cracks or chips, and whether the building needs phased work to stay open.

My terrazzo restoration process

1. Inspection and test area. I review the floor type, aggregate, coating history, scratches, cracks and traffic pattern. When needed, a small test confirms how the terrazzo responds.

2. Coating removal and deep cleaning. Old wax, sealer, dirt and maintenance build-up are removed before the restoration work begins.

3. Grinding, honing or polishing. Depending on the condition, I use diamond abrasives to flatten wear, reduce scratches and rebuild the finish in controlled stages.

4. Chip and crack repair. Small holes, edge damage and localized cracks can be repaired with colour-aware materials where appropriate.

5. Sealer or finish system. I recommend a finish based on the use of the space, maintenance expectations and slip-resistance needs.

Residential and commercial terrazzo

In residential properties, terrazzo is often found in basements, entrances, bathrooms, stairs and older floors. In commercial buildings, it appears in lobbies, corridors, condo entrances, institutions, offices and retail spaces.

Commercial terrazzo usually needs planning around access, drying time, dust control and occupant flow. I can phase work outside peak hours when the building needs to remain usable.
