Marble Polishing
Honed, semi-polished, or high-gloss finishes for floors, counters, stairs, and vanities.
Terrazzo restoration in Montreal, Brossard and the South Shore for dull, scratched or worn floors in homes, lobbies and commercial spaces.
Terrazzo is durable, but heavy traffic, old wax, salt, scratches and dull coatings can make it look permanently worn. In many cases, the floor itself is still strong. The failed layer is the surface finish.
My name is Gen Schiavone, founder of Techni-Marbre. I restore terrazzo floors and surfaces across Montreal, Brossard, the South Shore and Laval. I use a mechanical restoration approach instead of hiding the problem under another temporary coating.
Gen can evaluate whether mechanical terrazzo restoration can recover a cleaner finish without relying on another temporary coating.
Honed, semi-polished, or high-gloss finishes for floors, counters, stairs, and vanities.
Grinding, repair, polishing, and sealing for worn, etched, or stained marble surfaces.
Chips, cracks, etching, stains, and countertop edges repaired on site with matched resin.
Travertine, terrazzo, limestone, slate, and adjacent stone restored with the right process.
Cleaning, honing, sealing, fill inspection, and repair for travertine floors, showers, and details.
Mechanical terrazzo restoration for dull, scratched, cloudy, or coated-over surfaces.
Honing, cleaning, light repair, and sealing for dull, scratched, or stained limestone surfaces.
Deep cleaning, coating removal, sealing, and colour enhancement for textured slate.
Terrazzo can often be restored when the floor is dull, scratched, stained, yellowed, uneven or covered with old wax. Restoration can remove failed coatings, reduce surface damage, improve clarity and create a finish that is easier to maintain.
The best approach depends on whether the terrazzo is cement-based or epoxy-based, how deep the scratches are, whether there are cracks or chips, and whether the building needs phased work to stay open.
1. Inspection and test area. I review the floor type, aggregate, coating history, scratches, cracks and traffic pattern. When needed, a small test confirms how the terrazzo responds.
2. Coating removal and deep cleaning. Old wax, sealer, dirt and maintenance build-up are removed before the restoration work begins.
3. Grinding, honing or polishing. Depending on the condition, I use diamond abrasives to flatten wear, reduce scratches and rebuild the finish in controlled stages.
4. Chip and crack repair. Small holes, edge damage and localized cracks can be repaired with colour-aware materials where appropriate.
5. Sealer or finish system. I recommend a finish based on the use of the space, maintenance expectations and slip-resistance needs.
In residential properties, terrazzo is often found in basements, entrances, bathrooms, stairs and older floors. In commercial buildings, it appears in lobbies, corridors, condo entrances, institutions, offices and retail spaces.
Commercial terrazzo usually needs planning around access, drying time, dust control and occupant flow. I can phase work outside peak hours when the building needs to remain usable.
I service Montreal, Brossard, the South Shore, Saint-Lambert, Longueuil, Boucherville, La Prairie, Laval, Westmount, Outremont and nearby areas. For larger commercial terrazzo floors, send photos, approximate square footage and timing needs.
If your property includes terrazzo together with marble, travertine, limestone or slate, I can assess the full stone system. This helps avoid mismatched finishes and makes maintenance simpler after restoration.
Yes, many older terrazzo floors can be restored if the substrate is stable. The process can remove old coatings, reduce scratches and rebuild a cleaner finish.
No. Wax sits on top and wears away. Mechanical polishing refines the terrazzo surface itself, then the right sealer or finish can be used for protection.
Yes. I can assess traffic flow, phasing, access and finish requirements before scheduling the work.
Many small chips, holes and localized cracks can be repaired. Deep structural movement needs separate assessment.
Yes. I service Brossard, the South Shore, Montreal, Laval and nearby communities.
Send photos, approximate square footage, location and whether the space is residential or commercial. I can then confirm the next step.
I offer a free on-site estimate and usually respond within 24 hours.
