Slate has strong natural texture and colour variation, but it can become dull, patchy or difficult to clean when old coatings, waxes, dirt and moisture build up on the surface. Restoring slate is not the same as polishing marble. The finish needs to respect the texture of the stone.

Slate can often be improved when the stone is sound but the surface has become cloudy, stained, uneven or hard to maintain. Restoration may include deep cleaning, old sealer removal, light surface refinement, grout cleaning and the right protective finish.
Common slate issues I inspect include white or cloudy sealer, wax buildup, dirty textured pores, water marks, soap residue, uneven colour, loose flakes, worn walking lanes and stains from soil or maintenance products.
If the slate is delaminating heavily, loose, cracked or installed over a moisture problem, I explain those limits before work starts. The goal is to restore a clean natural finish, not cover structural issues with a short-term coating.
1. Surface and coating assessment. I inspect the slate texture, finish, sealer, residue, grout, staining and moisture exposure.
2. Deep cleaning and residue removal. Soil, wax, soap film and old maintenance buildup are removed so the slate can breathe and look more even.
3. Surface refinement where appropriate. Slate is handled carefully because the natural cleft texture should not be flattened unnecessarily. I refine only what the stone and project require.
4. Sealer or colour-enhancing finish. Depending on the slate, I may recommend a natural-look sealer or colour-enhancing finish to protect the surface and even out the appearance.
5. Maintenance guidance. I explain which cleaners and habits help slate stay clean without creating another coating problem.
In homes, slate often appears in entrances, mudrooms, kitchens, bathrooms, showers, fireplaces and feature walls. It can also appear in commercial entries, corridors and decorative surfaces where texture and slip resistance matter.
A textured slate entrance needs a different plan than a shower wall or fireplace surround. I adjust the cleaning, finish and sealer decision based on how the surface is used and how much moisture it sees.
