Marble Polishing
Honed, semi-polished, or high-gloss finishes for floors, counters, stairs, and vanities.
Limestone restoration in Montreal, Brossard and the South Shore for dull, scratched, stained or worn floors, counters and architectural stone. Free estimate.
Limestone has a softer, calmer look than polished marble, but it also marks, scratches and stains more easily when the wrong cleaner, coating or finish is used. A tired limestone surface usually needs a careful restoration plan rather than aggressive polishing.
My name is Gen Schiavone, founder of Techni-Marbre. I restore limestone floors, counters, fireplace surrounds, bathroom stone and architectural details across Brossard, the South Shore, Montreal and Laval. Before recommending honing, repair or sealing, I inspect the stone type, existing finish, traffic pattern and staining so the result fits the material.
Gen can inspect the stone, finish and stains before recommending limestone honing, repair, sealing or a practical natural-looking finish.

Mechanical terrazzo restoration for dull, scratched, cloudy, or coated-over surfaces.
Honing, cleaning, light repair, and sealing for dull, scratched, or stained limestone surfaces.
Deep cleaning, coating removal, sealing, and colour enhancement for textured slate.
Many limestone surfaces can be restored when the stone is structurally sound but the finish has become dull, uneven or dirty. The right process can reduce surface scratches, improve the colour, remove residue and make the stone easier to maintain.
Common limestone issues I inspect include etching, worn walking lanes, surface scratches, cloudy sealers, oil or water marks, dirty grout lines, chips at exposed edges and old coatings that have trapped soil.
If the stone has deep cracks, loose tiles, moisture movement or severe staining below the surface, I explain those limits before work starts. Limestone restoration should improve the surface honestly without promising a marble-like shine that the stone should not hold.
1. Stone and finish assessment. I identify the limestone, check the current finish and look for coating, moisture, staining or previous repairs.
2. Cleaning and preparation. Residue, soil and maintenance buildup are removed so the stone can be honed or repaired properly.
3. Honing and surface refinement. Progressive abrasives smooth dullness, light scratches and uneven sheen. Limestone is usually finished as a honed, satin or soft matte surface.
4. Chip or edge repair. Small chips, open corners and damaged edges can often be blended with a matched repair approach.
5. Sealing and care guidance. After the surface is restored, I apply the appropriate sealer when needed and explain how to maintain limestone without harsh acidic products.
In homes, limestone often appears in entrances, kitchens, bathrooms, showers, fireplace surrounds, feature walls and stair details. In commercial spaces, it may be used in lobbies, corridors, reception areas or decorative cladding.
Each setting needs a different finish decision. A busy floor needs a practical honed finish. A bathroom needs attention to moisture and cleaner damage. A fireplace or wall may need cleaning and colour enhancement more than heavy resurfacing.
I service Brossard, the South Shore, Saint-Lambert, Boucherville, Longueuil, La Prairie, Montreal, Westmount, Outremont, Laval and nearby areas. For limestone projects outside those areas, send photos and I can confirm whether an on-site estimate makes sense.
Limestone is part of the broader natural stone restoration system. If your project includes mixed stone, I can also assess marble polishing, marble restoration, marble repair, travertine, terrazzo and slate so the finish plan stays consistent across the property.
Many light scratches and dull traffic marks can be reduced through honing. Deep scratches or damage may still remain visible, but the surface can usually look cleaner and more even.
Usually no. Limestone often looks best with a honed, satin or soft matte finish. A high gloss can be unrealistic for the material and may not last in traffic areas.
Some surface stains and residue can be improved. Deep oil, rust or moisture stains may need special treatment and cannot always be fully removed.
Yes, when the stone is sound. I check moisture, soap residue, etching and sealer condition before recommending the right restoration method.
Yes. Brossard and the South Shore are priority service areas, along with Montreal, Laval and nearby communities.
Send photos of the limestone, the approximate area and your location. I can then confirm the next step and schedule an on-site inspection if the project is a fit.
I offer a free on-site estimate and usually respond within 24 hours.
